I might get in trouble for saying this… 👀
$3,000 rent.
$2,500 mortgage.
$500 profit.
Right? Wrong.
This is one of the biggest mistakes I see new real estate investors make.
Your mortgage payment is not your total cost of owning an investment property.
Before I call something a “good investment,” I’m looking at the numbers most people forget:
Property taxes.
HOA.
Insurance.
Vacancy.
Repairs and maintenance.
Property management.
Capital expenditures.
Potential assessments and liens.
And most importantly, what happens if the rent you projected isn’t the rent the market gives you?
Because a property that cash flows on the day you buy it can become a monthly liability very quickly when the numbers are too tight.
And this is where experience matters.
You don’t need an agent who simply finds you an investment property.
You need someone who knows how to INVEST.
I’ve been investing in real estate long before I started helping clients buy it, and I’ll tell you when the numbers DON’T make sense, even if it means telling you not to buy the house.
