Denver home prices were flat in August. That is not the boring part. That is the whole story.
Median price across Denver Metro: $590,000. A year ago it was $589,950. Fifty bucks. Zero percent.
But look at what happened around it.
New listings up 5.1%. Closed sales down 12.6%. More homes came on, fewer sold.
And the homes that did sell? Under contract in a median of 29 days. Three days faster than last year.
Fewer sales, faster sales. That only works one way. Buyers moved fast on the homes priced right and walked past the rest.
Months of supply landed at 4.1. Balanced, by the usual rule of thumb.
If you're selling: price to current comps and this is still a fast market for you.
If you're buying: you have more options and less competition, but the good ones still go in a month.
