🚨 The Market Shift No One’s Talking About 🚨

Regardless of what the latest stats say, the momentum of this shift is here—and it’s only going to grow. The least affected? First-time homeowners who plan to stay put. But for the rest of us who already own, it’s time to pay attention.

This isn’t a bubble. A bubble pops, and everyone sees it. This? It’s silent, and it’s already begun.

All those adjustable-rate mortgages (ARMs) from 2020 are hitting their adjustment periods. With higher interest rates, rising property taxes, and increased insurance costs, many homeowners will soon see their monthly payments jump significantly.

Most planned to refinance—but rates never dropped enough to make that possible. Now, some will be forced to sell, while others may face foreclosure. And as those homes hit the market, inventory will rise faster than buyers can keep up, pushing prices down even more.

Even Zillow has revised its projections—predicting an average 0.9% equity growth nationwide, but some areas are already seeing losses. Here in Denver, it’s happening now.

And while builders are offering incentives to attract buyers, it comes at the cost of quality, privacy, and long-term value—think tiny yards, packed-in neighborhoods, and cookie-cutter designs instead of established communities with space and character.

Meanwhile, the media is focused on agent commission debates—while homeowners are losing equity every single day without even realizing it.

The smartest move right now? Selling while you still have equity, renting for a few years while the market finds its footing, and getting back in when prices stabilize.

Waiting to sell? That’s just letting your equity drop further. The recovery rate is too slow to make waiting another year worth it.

There’s nothing wrong with selling, but don’t go into this blind. Know your options. Understand the risks. Make a plan.
