If I were building a new home in Colorado, I wouldn’t upgrade everything… but I would 100% upgrade these 👇 👇
Because not all upgrades are created equal—and some matter WAY more for resale, function, and long-term value.
✨ Here’s where I’d spend my money:
• Lot premium - you can’t change this later. #1 rule in real estate: location, location, location.
Bigger lot, privacy, open space, and/or views = instant value.
• Main level “office” → make it a bedroom - you can always use a bedroom as an office, but not the other way around. Plus… hello appraisal value. **Many builders convert the powder room to a full bath when converting to a bedroom. Huge plus!
• Kitchen upgrades — this is where buyers fall in love. Larger island, statement hood, pre-wired lighting, larger pantry = 💯 worth it.
• Covered back patio - in Colorado, we actually use our outdoor space almost year round. And builders do this WAY cheaper than you can later.
• Primary suite upgrades - small builder upgrades here can make a huge difference in how the home feels (and sells).
💡 Bonus tip:
If the builder offers a finished basement with a bed + bath… do it. It’s almost always more affordable now than after closing.
