Online home estimates can be a helpful starting point. But they only see what’s public: square footage, bed and bath count, year built, and nearby sales.

They don’t see the kitchen you renovated, the updated flooring, the new roof, or the way your backyard feels at sunset.

The new numbers for South Metro Denver are in, and we are seeing a shift towards a more balanced pace! Here is the snapshot for January 2026:

🔹 Median Sold Price: $567,500 💵

🔹 Days on Market: 56 Days (Up by 10 days from December —buyers, this means you have a little more breathing room!) 📈

🔹 Inventory: New listings are keeping supply relatively stable at 4.1 months (6 months of inventory is considered a balanced market) ⚖️

The Takeaway: The frantic pace has slowed just enough to give buyers more leverage, but with inventory still lower, quality homes are holding their value.
