🚨 FHA Rule Change – May 25 Deadline! 🚨
Big news for anyone in the U.S. on a visa:
Starting May 25, 2025, FHA loans will no longer be available to non-permanent resident aliens (including visa holders & DACA recipients). The new FHA loan rules restrict FHA-insured financing to US Citizens, lawful permanent residents, and citizens of the Federated States on Micronesia, Palau, or the Marshall Islands.
Key Changes and Impacts:
Restricted Eligibility:
FHA-insured mortgages will no longer be available to individuals with temporary visas or other non-permanent residency statuses!
This change will impact a significant number of immigrant homebuyers who previously relied on FHA loans to purchase their primary residence.
While the new rules focus on eligibility, it's worth noting that FHA loan limits also play a crucial role in the housing market, making homeownership more accessible to a broader range of borrowers.
Benefits of qualifying for FHA loan were that loans required as little as 3.5% downpayment, even for borrowers with credit scores as low as 580. Creating great opportunities for new buyers.
Less buyers = less demand = home prices will go down (or not)?
