"The new law takes effect Dec. 16, 2024. People who want to build ADUs will still have to get construction permits and obey design rules."

📊📉 As projected, with July 4th falling on a Thursday, the real estate market took the week off with showings declining week over week by 23.6%, leading to the odds of selling declining by 10%, and pending transactions down by 26.7%.

Heading into July, we can expect longer days on market, more price reductions, fewer pending transactions, and a lower than baseline Odds of Selling. This is the highest amount of inventory we have seen in the month of July since 2014. 🏡🏠

BUYERS TAKE NOTE!

The market continues to retract as more inventory enters, and the buyer pool continues to shrink, further softening conditions.

Our months supply of inventory now stands at 2.3 months, reminiscent of October last year. This metric, months supply of inventory, reflects the balance between supply and demand; the higher this number, the more favorable the market becomes for buyers. Concessions remain a significant part of our negotiating patterns, primarily focused on rate buy-downs or buyer closing costs.
