Just opened, and it’s already a favorite. 🍝🍷

Soda Club officially opened September 1st in RiNo, bringing its second location from NYC’s East Village to Denver. The space is gorgeous—an open kitchen, beautiful lighting, cozy seating, and a menu of fresh-rolled pasta and natural wine.

I was apparently a little too excited because I completely forgot to take photos of the first course. 😂 🤦🏼‍♀️ We started with the house-made focaccia, heirloom tomato salad, and arancini… and they disappeared before I even thought about my camera. 🤣

Pictured are the gnocchi and the Malfadine di Pepe, and both were incredible. Our favorites? The heirloom tomato salad and the gnocchi. And yes—the entire menu is plant-based, but trust me, you won’t miss a thing.

Safe to say I’ll be back!✨

Instead of negotiating only on price, a buyer may ask the seller for a credit toward a rate buydown. This can mean a lower monthly payment and potentially meaningful savings over time.

It can be a win-win: the buyer gets some payment relief, while the seller offers an incentive to help get the home sold.

Whether it makes sense for you depends on:

Okay… this place is adorable. ☕🥐

The Carriage House , one of the newest additions to the Cheesman Park neighborhood, is the perfect spot to grab a coffee, get a little work done, enjoy a snack after a walk, or unwind with a glass of wine for happy hour.

Everything we tried was delicious (we happily did the legwork 😉).

It’s little places like this that make me love this neighborhood—charming homes, condos with a view, walkable streets, and cozy local spots around every corner.

MYTH BUSTER 🏡

You need 20% down to buy a home.
❌ MYTH!

Most first-time buyers don’t put 20% down. According to NAR, the typical first-time buyer puts down around 10%.
So where does the 20%+ down payment we often hear about come from?
➡ Equity.

Your first home can help set you up for your next one. As you pay down your mortgage and your home increases in value, you build equity. When it’s time to sell, that equity can become a significant part of the down payment on your next home.
In other words, you don’t have to start with 20% to eventually have 20% (or more) to put down.

Your first home may be the stepping stone that helps make your second home possible. 🏡➡️🏡

Moving is expensive, so here's one of my favorite tips: Before buying boxes, check your local neighborhood groups. A quick search—or an "ISO: Moving Boxes" post—can often score you free boxes.

It's a win-win: you save money, someone else doesn't have to recycle or toss them, and you give those boxes one more life before they hit the recycling bin. 🌎♻
