“Wait… higher interest rates might actually HELP you buy a house? Hear me out.”

When interest rates go up, a lot of buyers immediately hit the brakes.

And yes—higher rates mean a higher monthly payment.

But here’s what everyone forgets: when buyers leave the market, competition can drop.

That can mean fewer bidding wars, less pressure to waive contingencies, and potentially more negotiating power with the seller.

You may be able to negotiate on the price, ask for seller concessions, or even have the seller help buy down your interest rate.

Now compare that to a low-rate market where everybody jumps back in. Suddenly you could have 10 buyers fighting over the same house and pushing the price higher.

And here's the big one:

You can potentially refinance your interest rate later.
You can't refinance the price you paid for the house.

So instead of asking, “Are rates too high to buy?”

Maybe the better question is:

“What opportunities are higher rates creating for me as a buyer?”
