Thinking about listing your home this spring or summer? Here’s a couple of numbers to keep in mind to help you get the most out of your sale!

While going under contract may be the most obvious stage of negotiation, it’s generally far from the last.

After going under contract, you may still have to negotiate through repair requests, appraisal issues, insurance issues, title issues, closing extensions, early closings, furniture purchase, timeline delays, or countless other things that come up.

The reason this matters is that if you put everything into the offer so you stick to exactly what you want, never giving in an inch and eventually wear out the other side, you may have won that particular negotiation, but you’re setting yourself up for a hard road to closing. What I recommend for my clients is pick your battles wisely. If something is important to the other side and not important to you, consider letting them have that. This helps to build trust and goodwill that can come back to you later in the transaction when the tables have turned and you need something. If you play hard early on and never give in on anything out of principle, you may find the other side acting the same way when you ask for something.

And remember, the ultimate goal is NOT to get a good contract. The ultimate goal is TO GET TO CLOSING with a good contract. You can have an amazing contract but if you alienate the other side while getting there so that things fall apart later on, it’s all for naught.
