The market is moving a little slower, but the numbers don’t tell the same story everywhere.

📊 Greers Ferry’s August median sale price was approximately $215,000, with homes averaging 127 days on the market. However, only nine sales were included, so a few properties can greatly affect the numbers.

🏘️ Across Cleburne County, the median sale price was approximately $324,000—up 6.7% from last year—but homes are taking longer to sell.

📈 Mortgage rates reached 6.76%, making accurate pricing, lender comparisons and possible seller assistance more important.

🛡️ Buyers should also request insurance quotes early, especially for manufactured homes, older roofs, wood-burning stoves and wooded or waterfront properties.

The takeaway: real estate around Greers Ferry Lake is highly property-specific. Waterfront, lake-view, acreage and manufactured homes should each be compared with truly similar properties—not broad market averages.

When buying a home, you may hear both terms—but they serve two very different purposes!

Think: “What condition is the home in?”

A home inspection can help identify:
