Preparation matters before selling.

But that does not mean every home needs to be perfect.

And it does not mean every seller needs to remodel before listing.

The better question is:

What will buyers actually notice?

In today’s market, buyers are comparing price, condition, updates, layout, presentation, and how much work they believe the home may need after closing.

That means preparation should be thoughtful.

What should we fix?
What should we leave alone?
What will buyers notice right away?
What could create hesitation?
What supports the price?
What is not worth the time or cost?

The goal is not perfection.

The goal is to help the home make sense at the price.

Sometimes that means fresh paint, cleaner landscaping, small repairs, better lighting, staging, deep cleaning, or simply presenting the home in a way that feels cared for.

A well-prepared home does not remove every buyer objection.

But it can reduce uncertainty.

And reducing uncertainty matters when buyers are comparing carefully.

Pricing depends on more than the headline number.

After comparing May 2025 to May 2026, one thing stood out to me.

Price trends matter, but they need context.

A median price can move up or down for reasons that do not apply equally to every home.

Sometimes the homes selling are smaller.

Sometimes they are larger.

Sometimes more updated homes are driving the numbers.

Sometimes more entry-level homes are driving the numbers.

That is why pricing a home well is not as simple as looking at one market statistic and applying it across the board.

For sellers, the better question is:

How does your home compare to what buyers are actually seeing?

What else is available?
What recently sold?
How does the condition compare?
How does the layout compare?
What will buyers likely notice right away?
What would they still need to update?

Those questions matter because buyers are making decisions based on the options in front of them.

A strong pricing strategy is not about chasing a headline.

It is about understanding where your home fits in the current market and positioning it accordingly.

One number rarely tells the whole story.

When people look at housing data, it is easy to focus on price.

And price matters.

But price by itself does not always explain what is happening in the market.

When comparing May 2025 to May 2026, sales activity was very similar, and median days on market were unchanged. At the same time, the median sold price moved lower.

At first glance, that can sound like a simple story.

But the homes that sold this May were also smaller on average than the homes that sold last May. The average sold price per square foot was actually higher.

That matters.

For sellers, the takeaway is not that the market is bad.

The takeaway is that the numbers need context.

A lower median price does not automatically mean every home lost value. Sometimes it reflects the type, size, and price range of homes that happened to sell during that period.

Before making decisions about pricing, timing, or preparation, it helps to understand what the numbers actually represent and how they apply to your specific home.

One of the best things a seller can give themselves is time.

Not pressure.

Not panic.

Just time.

Time to clean things up.

Time to handle the small repairs.

Time to think through pricing.

Time to understand what buyers may notice before the home ever hits the market.

That matters in a market like this.

Buyers are still active, but they are also more selective. They are looking closely at condition, presentation, price, and how a home compares to the other options available.

For sellers, that does not mean everything has to be perfect.

It means the home needs to feel cared for, clearly positioned, and easy for a buyer to understand.

You don’t have to be ready to sell tomorrow to start getting clear on what would matter most when the time comes.

One thing I try to be careful with when looking at market numbers:

Not every number tells the whole story by itself.

If the median sold price moves up or down, that does not automatically mean every home gained or lost value.

Sometimes it has more to do with the mix of homes that sold.

Larger homes.

Smaller homes.

Updated homes.

Homes needing work.

Different neighborhoods.

Different price ranges.

All of those things can move the overall number.

For homeowners, the better question is not just, “What did the market do?”

The better question is, “How does my specific home fit into the market buyers are responding to right now?”

That’s where the real pricing conversation starts.

One thing I’m noticing in the market right now:

Homes are still selling, but buyers are taking a little more time.

That can sound negative at first, but I don’t think that’s the whole story. It feels more like a measured market than a frozen one.

Buyers are still active. They’re still writing offers. But they’re also comparing homes more carefully than they did when inventory was tighter and decisions had to happen faster.

They’re looking at price.

They’re looking at condition.

They’re thinking about the monthly payment.

And they’re asking whether the home feels ready enough to move forward with confidence.

For sellers, this is where expectations matter.

The goal is not just to get the home listed. The goal is to help it show well, price it thoughtfully, and give buyers a clear reason to choose it over the other options they’re seeing.

That’s the difference between simply being on the market and being positioned well in the market.

One of the things I always pay attention to in a home is what cannot easily be changed.

Floor plans can be adjusted over time. Finishes can be updated. Landscaping can mature.

But the setting is different.

At 9970 SE Wood Fern St in Happy Valley, the protected greenspace behind the home is a big part of the story. It gives the backyard, covered deck, and main living area a sense of privacy and openness that is difficult to replicate. From the deck, there’s also a peek of Mount Hood.

The home itself is a 2020-built, 2,566 sq ft layout with 3 bedrooms, 2.5 bathrooms, a main-level den, spacious bonus room, owned solar, EV charging, and several thoughtful improvements completed after the original build.

What I’m noticing with this one is the balance.

It feels practical for everyday life, but the setting gives it something more peaceful than most homes in this age range and price point.

The Gresham market is still moving.

That’s probably the simplest way to say it.

Buyers are still out there, and homes are still selling. But the feel of the market is different than it was a few years ago.

Buyers are taking a closer look at price, condition, layout, and how each home compares to the other options available.

For sellers, that means the basics matter again: preparation, pricing, presentation, and patience.

A home does not need to be perfect to sell well, but it does need to make sense to the buyer walking through it.
