It’s Closing Time.

STOP WIRE FRAUD

Buying a home is exciting. Sending your closing funds shouldn’t be scary—but it does require caution.

Criminals target real estate transactions by impersonating title companies, real estate agents, lenders, and other trusted parties. A fraudulent email can look legitimate and may even reference details about your transaction.

Before you send money:

Never trust a last-minute change to wiring instructions. A sudden email telling you to send funds somewhere different should be treated as a major red flag.

Verify before you wire. Call your title company using a phone number you already know and trust—not a number provided in the email containing the instructions.

Be suspicious of unexpected emails. Look closely at the sender’s email address and be cautious with links, attachments, or urgent requests involving money.

Confirm the details before hitting send. Take the extra few minutes to independently verify where your money is going.

If something doesn’t look right, stop and call.

Here are just a few examples of what may be connected to a property:

👥 Previous Owners

Ownership records help establish a clear chain of title and confirm the seller has the legal authority to transfer ownership.

📍 Easements

Utility companies, neighboring properties, or municipalities may have legal rights to use portions of the property, even though you own it.

📜 Restrictions

Some properties are subject to recorded restrictions that may limit how the property can be used or developed.

🛢 Mineral Rights
