Spalding County just became a data center powerhouse.
Commissioners unanimously approved a $3.9 billion, 5-million-sq-ft data center complex along I-75. The 190 Acre tract will have 10 buildings. A third campus was approved in January, and a fourth is already on the planning calendar. That level of hyperscale investment doesn't just create jobs. It creates sustained demand for workforce housing, commercial land, and supporting infrastructure and that ripple effect is already being felt across neighboring counties.
Butts County (Jackson) is on fire.
Amazon Web Services just announced a major new data center campus there described as one of the largest investments in Georgia history. Add to that P&G's Southeast Fulfillment Center (350+ jobs, $205M already operating), and a 98.54-acre rezoning on Hwy 16 approved for 1.32 million sq. ft. of warehouse/logistics space. Jackson is rapidly becoming a logistics hub between Atlanta and Macon.
What does this mean for YOU?
1. Land values along the I-75 corridor are shifting in real time.
2. Workforce housing demand is building across all five counties.
3. Spalding County's market still shows 5.6 months of supply very close to buyer's market territory. But the window to buy with negotiating leverage may be shorter than people think as the Spring/Summer Market is heating up.
