Some interesting events over the last week locally. Here's how the trailing 30 day MLS data looks for 4/18/2026 - 5/18/2026.

Spalding County is the most active market in the group with 428 active listings and 88 closed sales, putting supply at a relatively balanced 4.9 months. The list-to-sale ratio of 93.2% is the lowest of the five counties — sellers are discounting to close deals.

Lamar County shows a tighter 4.0-month supply and a strong 97.6% list-to-sale ratio, suggesting sellers there still have some leverage.

Pike County stands out with a 9.4-month supply — only 16 sold in the 30-day window against 150 active listings. That's a slow market by any measure, though the median sold price of $432,500 reflects Pike's premium rural character.

Upson County offers the most affordable entry point at a $235,000 median sold price, and its 6.1-month supply puts it squarely in buyer's market territory.

Butts County continues to be the most liquid rural county in the group — 43 closings in 30 days against 198 active listings gives a healthy 4.6-month supply and a 97.6% list-to-sale ratio.

Something real is happening in Griffin right now, and most people aren't paying attention.

Prime Inc. confirmed a $160 million logistics hub on the High Falls 16 corridor with 120+ jobs coming online.

The Griffin-Spalding Airport Authority approved another $9.1M last month to relocate power lines for the new airport, which has $55.4M in federal and state funding locked in and targets a 2029 opening.

And Spalding just earned Tier 2 status in Georgia's 2026 Job Tax Credit Rankings, which is a real signal that employment and incomes are actually improving here.

Put those together and you start to see a pattern.
When big employers commit that kind of capital to a place, residential demand follows. It takes time but it follows. People move here for the jobs and eventually need somewhere to live. That's the playbook that turned small Southeast cities into regional hubs over the last decade.

Spalding's current median close is $255,000 on 4.2 months of supply. That's a balanced market today. It probably won't stay that way forever if this industrial story keeps accelerating.

Some Key Points for Griffin,GA and the Surrounding Market this week.

Prime Inc. is dropping $160 million on Griffin. The trucking giant confirmed a major Southeastern logistics hub along the High Falls 16 corridor with 120+ jobs attached. That's real money landing in Spalding County, not another press release promise.

Meanwhile rates quietly slid to 6.30% on a 30-year fixed, down from 6.37% last week. A year ago they were at 6.83%. Buyers who've been sitting on the sidelines are finally getting some breathing room.

And nationally, inventory jumped to 4.1 months of supply, the highest since 2022. More homes on the market means buyers get choices and sellers have to price things right.

🏗️ Big things are happening right here in our five-county area — and as your local real estate resource, I want to make sure you're in the loop.

Let's talk about what's shaping land values, development, and the market across Spalding, Butts, Lamar, Pike and Upson counties right now.

Spalding County just became a data center powerhouse.
Commissioners unanimously approved a $3.9 billion, 5-million-sq-ft data center complex along I-75. The 190 Acre tract will have 10 buildings. A third campus was approved in January, and a fourth is already on the planning calendar. That level of hyperscale investment doesn't just create jobs. It creates sustained demand for workforce housing, commercial land, and supporting infrastructure and that ripple effect is already being felt across neighboring counties.

Butts County (Jackson) is on fire.
Amazon Web Services just announced a major new data center campus there described as one of the largest investments in Georgia history. Add to that P&G's Southeast Fulfillment Center (350+ jobs, $205M already operating), and a 98.54-acre rezoning on Hwy 16 approved for 1.32 million sq. ft. of warehouse/logistics space. Jackson is rapidly becoming a logistics hub between Atlanta and Macon.

What does this mean for YOU?
1. Land values along the I-75 corridor are shifting in real time.
2. Workforce housing demand is building across all five counties.
3. Spalding County's market still shows 5.6 months of supply very close to buyer's market territory. But the window to buy with negotiating leverage may be shorter than people think as the Spring/Summer Market is heating up.

This is the kind of growth that usually gets noticed after the fact. We're watching it happen in real time right in our backyard.
