One of the things people are often surprised to learn is that not every home sale begins with a big public launch on Zillow.

Some sellers want the full go-to-market strategy:

Professional staging, video, social media, open houses, maximum exposure, and momentum.

Others prefer a quieter approach for any number of reasons:

Privacy, timing, family logistics, testing pricing strategy, or simply wanting fewer people through their home.

Neither approach is ā€œbetterā€ — it’s about finding the right fit for the client and the situation.

One thing I’m especially grateful for is being able to help both buyers and sellers navigate either path.

Because I’m deeply involved in the Grosse Pointe and Metro Detroit market every day, I’m often able to have thoughtful conversations behind the scenes with other agents, sellers, and buyers before a home ever officially hits the market. Sometimes that leads to a smooth off-market sale. Other times, it provides valuable feedback that helps a seller prepare for a stronger public launch.

And for buyers, it can occasionally create opportunities to learn about homes they may not have otherwise seen, as it did with this beauty that my buyers were fortunate enough to secure.

One of the most common questions I get — why is Zillow’s square footage sometimes off? šŸ 

And honestly, it’s no one’s fault. There are nearly 500 MLS systems across the United States, and they all speak slightly different languages when it comes to how square footage is reported. So when Zillow tries to pull all of that data and display it in one consistent format — things are going to get messy sometimes.

Here in Southeast Michigan, finished basement square footage is NOT counted in our total square footage. But in other parts of the country — think walkout basements, daylight basements — it may be handled completely differently. Neither is wrong. It’s just different rules for different markets.

This is exactly why working with a local agent matters. Someone who knows the nuances of your specific market and can get you connected directly to your local MLS feed — which is going to be significantly more accurate than any third-party platform.

And for what it’s worth — I actually think Zillow is an incredibly important tool. It’s the most visited real estate website in the country, which is exactly why I invest in Zillow Showcase for all of my listings. Professional video, 3D tours, enhanced marketing, better visibility. More qualified eyes on a property is always a good thing. šŸ‘€

Okay, I owe you an apology in advance! šŸ˜„

I love social media — genuinely. But if I’m being honest, I haven’t been consistent about showing up here with meaningful real estate content, and that’s something I’m changing.

My favorite way to connect has always been in person. There is nothing I love more than a real conversation. But some of my absolute favorite clients have found me online — clients I would have been devastated not to meet — and I want to make sure that keeps happening!

Selling a home in Grosse Pointe Park? Here’s something every seller AND buyer needs to know. šŸ”

Grosse Pointe Park (and many other cities) requires a Certificate of Occupancy inspection before any home can be sold — and it’s one of the first things I tackle for every listing.

Here’s how it works:
āœ… Seller’s agent or seller submits the application to the City of Grosse Pointe Park

āœ… City schedules a code compliance inspection

āœ… Inspector checks safety items — smoke detectors, handrails, electrical, and more

āœ… Repairs are made (I am always happy to arrange these repairs with my team), city returns for re-inspection if needed

āœ… Certificate of Occupancy is issued — now we’re ready to close

Important note: the C of O inspection is NOT a substitute for a private buyer’s home inspection — always get your own inspection too.

And sometimes? Sellers can’t make all the repairs. In those cases we can sell the home as-is, with the buyer assuming responsibility for the repairs — but we still complete the inspection first so everyone knows exactly what they’re walking into. No surprises. šŸ”‘

Whether you’re buying or selling in Grosse Pointe Park, Grosse Pointe, Grosse Pointe Farms, Grosse Pointe Woods or many other C of O requiring municipalities — knowing your local market rules matters. That’s what having the right agent gets you.

The final walk-through isn’t just a formality — it’s your last line of defense before you sign. šŸ āœ…

Right before closing, we always take one last look at the property. The roof, the mechanicals, the basement, the yard — just making sure everything looks exactly the way it did at the showing and at inspection.

99% of the time? Everything is perfect. But that other 1% is exactly why we never skip it.

Case in point — we just finished a walk-through and found that the refrigerator wasn’t working. Because we caught it before heading to the closing table, we were able to work with the other agent and hold funds from the seller to cover the repair or replacement. The sellers no longer lived there and had no idea, certainly nothing that was trying to be hidden from us, just something nobody knew was a problem. Problem solved before it ever became your problem.

This isn’t about hoping something goes wrong or trying to get more than what you agreed to. It’s simply about making sure that when you sign on that dotted line, everything is exactly the way it should be. Nothing more, nothing less.

And for my clients purchasing from a distance? I do the walk-through on their behalf. Because this is a step we never skip — no matter what.

There was a moment at my open house today that stuck with me.

A buyer took the time to tell me how much he appreciated the way this home was presented… not just in person, but online too. The 3D tour, the floor plan, the video, the overall feel.

And honestly… that’s not by accident.

I don’t believe in just putting a sign in the ground and hoping for the best. Every home deserves to be positioned in a way that helps buyers understand it, connect with it, and envision themselves in it from the very first click.

Because right now, buyers are making decisions quickly… and often before they ever step foot inside.

That doesn’t mean every home has to be fully updated. It means it has to feel ready. Thoughtful. Clear. Easy to understand.

And here’s the part people don’t always think about…

This is also exactly what makes me a stronger agent for my buyers.

When you spend time on the listing side, you start to see what actually stands out, what gets attention, and what ultimately drives offers. You understand how other agents are positioning homes… and where the opportunities are.

So when I’m helping buyers, we’re not just looking at houses—we’re looking at strategy.

What’s going to be competitive.

Still pinching myself a little.

Just heard from my last client… their property tax appeal was successful āœ”ļø

This year, I helped several clients review their assessments and prepare appeals where the numbers truly didn’t line up—and every client who moved forward had a successful outcome.

A couple important things to know:

• This is NOT about ā€œfightingā€ your taxes
• It’s about appealing when something appears inaccurate
• It’s simply a conversation backed by data

Every municipality has a Board of Review that will look at your case—and in my experience, they’ve been thoughtful and willing to review the information presented.

The biggest takeaway:
Open your assessment every year.
But pay extra special attention the year after you purchase or after major modifications or additions.

That’s when values can shift significantly, and if something is off, the window to appeal matters.

And just as important—only appeal when it truly makes sense. The data has to support it.

When it does?
It can mean real savings—and those adjustments can be difficult to revisit later.
