Some chapters in life aren’t the ones we would have chosen. Sometimes life throws unexpected challenges your way, & all you can do is keep moving forward with the cards you’re dealt.

This transaction was one of those chapters. It was far from smooth, filled with hurdles, tough conversations, setbacks, & moments where it would have been easy to walk away. But through patience, determination, hard work, & a lot of faith, we kept pushing forward.

Today, I’m thankful to say we made it to the closing table — & even closed early.

Real estate isn’t always pretty behind the scenes. Sometimes it’s about navigating the unexpected, finding solutions, & staying committed to the end goal no matter how many twists the road takes.

I’m incredibly proud of my clients for their strength, trust, & perseverance throughout this journey. This closing means a little more because of everything it took to get here.

A lot of people see the closing photos, sold signs, and happy endings, but they don’t always see the conversations happening behind the scenes.

The talk with a buyer when we need to strengthen an offer to have a real shot.

The honest conversation with a seller about pricing and what today’s market is actually telling us.

The tough moment when I have to tell a client that walking away is the best decision, even when everyone wants the deal to work.

Those conversations aren’t always easy, but they matter.

My job isn’t just opening doors or putting a sign in the yard. It’s protecting my clients, giving honest advice, and helping them make the best decision for their situation.

Sometimes that means pushing forward. Sometimes that means slowing down. Sometimes that means having the hard conversations others avoid.

I carry the excitement, the stress, the wins, and the disappointments right alongside my clients because my goal has always been the same, helping them get where they want to be.

Pricing Matters More Than Ever in Today’s Market 🏡

One of the toughest conversations I have as a Realtor is when a seller wants to “try high” just to see what happens.

A few years ago, homes were getting multiple offers, buyers were waiving contingencies, and some properties sold sight unseen. Today’s market is different. Inventory has increased, buyers have more choices, and they’re taking their time before making decisions. In many Oklahoma markets, homes are taking longer to sell and buyers have gained more negotiating power.

Here’s what happens when a home is priced too high:

❌ The best buyers skip it because it falls outside their search range.

❌ Showings slow down.

❌ Days on market increase.

❌ Buyers start wondering what’s wrong with the property.

❌ Price reductions become necessary.

❌ In many cases, the home ultimately sells for less than it could have if it had been priced correctly from the start.

The first few weeks on the market are when your home gets the most attention. That’s when buyers are watching. If we miss that window because we’re “testing the market,” it can be difficult to regain momentum.

The goal isn’t to list at the highest price.

The goal is to sell for the highest price the market will support.

Strategic pricing creates activity. Activity creates competition. Competition creates stronger offers.
