GRDA TAKING LINE: Before you fall in love with that lake property, ask the right questions. Grand Lake property is beautiful, but lakefront and shoreline properties come with rules, permits and details that matter. A pretty view is wonderful, but protecting your investment matters even more.
Before you buy, ask: Can you have a dock? Can the dock be expanded? If a structure is torn down, can it be rebuilt? Is anything sitting on GRDA land? Are there encroachments? What septic system is allowed? Are the dock, improvements and shoreline work permitted correctly? Where is the GRDA taking line, and has it been properly identified?
These are not little details. They can affect what you can build, improve, replace, insure, finance and eventually resell.
When buying around Grand Lake, choose a Realtor who understands that lake property is different. You need someone who knows to ask the questions, dig into the rules, check the permits and help you look beyond the view.
