Here's something I wish more people knew before they decided to buy or sell a home:

You don't have to know exactly what you want before you start the conversation.

You just need to know what you're trying to accomplish.

This time of year is a good reminder that your home has been working hard all summer.

Before we move into fall, take a Saturday morning and give your home a quick check:

• Check your HVAC - change the filter and make sure everything is running properly before cooler weather arrives.

• Look at your gutters and downspouts- make sure leaves, debris, and buildup aren’t creating drainage problems.

• Walk around the exterior look for damaged caulking, peeling paint, loose trim, or areas where water could get in.

• Check your windows and doors- inspect weatherstripping and seals before the temperatures start dropping.

• Look under sinks and around water connections- small leaks are much easier to address before they become expensive repairs.

• Clean up outdoor areas like patios, decks, flower beds, and landscaping will be easier to maintain going into fall.

And one more thing:

Take a few pictures.

Keeping a simple record of your home's condition and maintenance can be incredibly helpful when you eventually need to make repairs, budget for improvements, or prepare to sell.

You don't have to do everything at once.

A little maintenance now can save you a lot of money and stress later.
