Ask someone standing in a flooded house what they want out first. It is never furniture. 🪑

The photo albums.
The only thing in the house that cannot be bought again.

The drawings from the fridge. Tape marks and all. They come out first.

Six red flags in a packout company. 🚩

Your contents leave the property once. How they leave decides the whole claim. ✔️

- They start loading before anything is photographed. Once an item is on the truck undocumented, it is your memory against their schedule. 🥸

- The inventory is a legal pad. “Box 14, misc kitchen” is not an inventory. It is a guess with a number written on it. 😒

- The demo crew is also packing your contents. Demo is paid for speed. Contents is paid for care. Same hands, same day, and it shows up on the damaged items list. 🤯

- They shrink wrap furniture for storage. Plastic against wood and leather in Florida heat holds the moisture in. It goes into storage fine and comes back ruined. 😠

- A flat price before anyone sees the house. Nobody can price a packout over the phone. That number only ever moves in one direction.🤑

- They seal wet contents in a box. Anything packed damp keeps growing in storage. It comes back worse than it left the house. 🥵

There’s usually no applause for the crew that shows up at 7am in a house that smells like smoke, wraps someone’s entire life into labeled boxes, and carries it out one load at a time. 📦

No applause for the person who inventories every single item, or who runs the ultrasonic cleaner until a piece looks the way it did before. ☺️

That work stays invisible until it isn’t: until a family gets everything back and realizes somebody treated their things with respect. 🫡

One house. One day. One truck.

Every box you see was numbered, photographed and tied to a QR inventory before the door came down. 📦

The homeowner gets a link.
The adjuster gets the same link.
Nobody has to call the warehouse asking what came out of the property, because the list is already in their hands before the truck moves.

That’s the part most people find out about too late in a claim. 🥴

Did you know we have a process even for taping a box? 📦 😎

Twice across the bottom.
Once across the top.

That sounds like a strange thing to have a rule about until you understand what happens to a box after we hand it off. 😮‍💨

It does not go straight to the vaults.
It goes into a truck, then into our warehouse, then gets stacked, restacked, pulled for cleaning, put back, storage down while necessary and finally loaded again for packback.

Weeks. Sometimes months.
Always in Florida humidity. 🥵

The bottom is the only thing standing between someone’s belongings and the floor, and it is the seam under all the weight for that entire time.

So it gets two passes.
The top only has to stay closed, so it gets one.
Anything more is wasted tape and one more thing to cut through on the other end. 😉

The box gets labeled before it leaves the room it came from, not later in the driveway when three rooms have blurred together.

That single habit is the difference between an inventory you can trust and a guess.

None of this is glamorous. Nobody chooses a contents company because of the way they tape boxes. 😅
But every part of this job that people never see is the part that decides whether their things come back the way they left (or even better).

People ask why all of that. Here is why.

When contents come out of a mold loss or a sewage loss, the item is not the only problem. 🦠

Anyone can move a couch. 🛋️

Try wrapping a salt lamp, a small glass vase and a ceramic piece that survived a flood.

Log all three. Photograph them. Hand them back weeks later without a single chip.

Furniture can be replaced.
But these items? No. There are histories and memories behind every single one of them, and once they are gone, it’s just gone.

That vase came back from a trip someone still talks about. That ceramic piece was a gift from a person who isn’t here anymore. Nobody writes that on an estimate.

We buy them based on what actually protects a rug that’s been in someone’s family room for fifteen years.
