I met this client last year when he reached out to me with the goal of relocating to Morro Bay from Simi Valley. He had to sell his Simi Valley home first. After a few months on the market last year, with just a handful of showings and no offers - he pulled his home from the market.

Fast forward to early this year. He was still discouraged about listing his home. I knew it was the right timing, and that he would see success with the right strategy. Median sale price is hovering around $960,000, up roughly 4–5% compared to this time last year. Prices are still rising, but not at the frenzied pace seen in past years — indicating a market that remains strong & stable.

📦 Inventory Is Improving (Slightly)
We’re seeing a modest increase in available homes, giving buyers more choices than in recent years — but supply is still limited overall.

⏳ Days on Market
Homes are averaging around 57 days on market, showing a more balanced pace. Well-priced and well-presented homes are still moving, while overpriced listings are sitting longer.

🔎 What This Means:
✔️ Buyers have more negotiating room than during the peak frenzy years.
