First-time buyers in Connecticut are working harder and getting less.

As of mid-May, Zillow listed roughly 900 Connecticut homes and condos at $310,000 or below — and fewer than 100 of them were built in the 21st century. CHFA-assisted buyers averaged around $310,000 in the first four months of 2026. That money is buying smaller, older homes, many dating back to the Eisenhower era, and a CT bill to spur new starter home construction did not make it through this session.

For first-time buyers on the CT shoreline, inventory is tight and every dollar counts. Getting pre-qualified and knowing exactly what to prioritize isn't optional — it's the strategy.
