You likely do NOT need 20% for a down payment.

Depending on your situation, you may qualify for 1️⃣ of 3️⃣ low down payment options:

➤ A fixed-rate conventional loan: You can obtain these loans with as little as 3% down.
➤ An FHA loan: You can obtain these loans with as little as 3.5% down.
➤ A VA loan: You can obtain these loans with as little as 0% down.

Here are ways to save what you DO need for a down payment in 1️⃣ year or less:

① Plan your savings budget based on the predicted house price in your ideal neighborhood. While also factoring in 3-6% savings in closing costs.

② Find ways to increase your income such as: working overtime, selling unused items, taking on a second job, or negotiating for a raise at your current job.

③ Seek out creative ways to cut back on costs in your own life. Although small cuts may not seem too dramatic, a series of small cutbacks can lead to big savings.

④ Student loans and credit card balances could be eating into your ability to pay for a new home. By paying this off, you increase your ability to save faster while also improving your credit score.

⑤ If you are a first-time homebuyer, look into existing programs to help you reduce your down payment. They exist to help people achieve the goal of homeownership ❤︎

It is a difficult market for buyers right now, and my clients were fortunate to get offers accepted on two other homes, but sadly the homes did not end up being the right fit.
