Most homeowners don’t actually know how much equity they have.

They only know what an online estimate says their home is worth.

Equity is not the list price.
It is what you could realistically walk away with after costs, timing, and today’s buyer behavior.

Right now I’m seeing a lot of owners with strong equity on paper who still feel stuck because they have not looked at their real options.

Some could sell and simplify.
Some should hold and protect the position they already built.
Some are one rushed decision away from giving back years of progress.

Where I would live edition 🏠

First, a quick clarification.
30A is a highway, and it runs through Santa Rosa Beach.
It is not a town. Many visitors use “30A” as a catchall, but that is mostly a tourist habit, not a local one.

Santa Rosa Beach🏖️

Santa Rosa Beach offers some of the most established long term real estate on the Emerald Coast.

Areas like Blue Mountain Beach, Seagrove Beach, WaterColor, Rosemary Beach, and nearby Kaiya Beach can support both rental income and long term appreciation when purchased correctly.

These areas range from luxury to ultra luxury, often starting around two million and extending well beyond fifteen million for prime properties.

Other parts of Santa Rosa Beach are better suited for second home owners who are less focused on rental income. This is more common on the west end of 30A and north of the highway near the Watersound Town Center, including Watersound Origins.

If you value space, quiet, and a slower pace, Point Washington is often a great fit.

Santa Rosa Beach offers charm, prestige, and strong long term appeal, but it also comes with higher pricing and heavier seasonal congestion.

Miramar Beach 😎

Miramar Beach sits between Sandestin and Destin.

It is more functional and lifestyle oriented, with rentals still allowed in many areas, and is close to shopping, dining, and everyday services. For many buyers, Miramar offers one of the most approachable price points along the coast unless you are directly on the water.

Gulf front lots now often exceed two million for land alone, and larger Gulf view homes commonly trade four million and up.

Where Miramar Beach stands out is daily livability.
More beach access points.
Easier in and out.
Less friction day to day.

For locals, the true season tends to be October through February. Outside of that window, simplicity matters.

Miramar Beach supports a balanced coastal lifestyle while still offering beachfront access and long term value.

Where I would choose

Both areas offer something special, but they serve different lifestyles.

For most people prioritizing everyday living, accessibility, and long term comfort, Miramar Beach is where I would choose.

Santa Rosa Beach can be exceptional for the right buyer and the right strategy.
Miramar Beach works for more people, more consistently.

That distinction matters when making a long term decision.

Is AI replacing realtors?

It is a fair question. Technology is getting very good at pulling listings, running numbers, and automating steps.

But buying or selling a home is not an information problem. It is a decision under risk problem.

AI can tell you what a house sold for.
It cannot tell you why one street holds value and the next does not.
It cannot tell you which HOA will quietly become a problem.
It cannot tell you when a good deal turns into long term regret.
It cannot tell you when the smartest move is to wait or walk away.

It cannot sit with you when inspections surprise you.
It cannot read between the lines of a contract.
It cannot take responsibility when emotions, money, and timing collide.

Technology will absolutely change real estate. It already has.

The agents who only open doors or send listings will feel that pressure.
The role that will not disappear is the one focused on judgment, protection, and clarity.

My job is not to compete with AI.
It is to use the best tools available while helping people think clearly, avoid mistakes, and make decisions they can live with long after closing day.

One of the biggest mistakes I see on 30A is choosing a location before understanding how the home will actually be used.

I had a conversation with a local builder this week that put words to something I see often but rarely see explained.

There are quiet clusters just off 30A in areas like the Dune Allen Loop and Rolling Dunes access. These locations trade a few extra minutes of distance for things many buyers say they want more.

Golf cart access to the beach
More elbow room between homes
Two and a half car garages
Beach access with bathrooms and amenities
Less daily traffic just to enjoy normal life

Homes on the east end of 30A are beautiful, but they are also in the middle of the busiest stretch. That energy works well for some buyers and wears others down quickly.

There is an old real estate saying that still holds true.
Price, floor plan, location.
You can only pick two.

The right choice is not about hype.
It is about clarity.

Real estate decisions rarely come down to a perfect option.
They come down to choosing the right option for your situation.

Yesterday I helped clients submit an offer on a new construction home in a location they truly wanted. The challenge wasn’t desire — it was timing.

They currently live in a home they plan to sell, but the new build is scheduled to be completed within the next 30 days. Waiting to sell first could mean missing the opportunity altogether.

We walked through two clear paths:

➡️ Rent their current home and move forward without a sale contingency

➡️ List their home immediately and try to sell within a tight window, risking the new build

Neither option was perfect. Both had trade-offs.

After reviewing market conditions, days on market, and their personal priorities, they made a mature, informed decision:

They chose to move forward with a stronger, non-contingent contract and plan to sell their home after closing.

Not because it was risk-free — but because it aligned with what mattered most to them.

This is why real estate decisions shouldn’t be rushed or made in isolation. Often, one clear conversation is all it takes to turn complexity into confidence.

If you’re navigating multiple variables in a transaction, don’t get discouraged.
