A 3.99% VA loan is still out there. It's sitting on this house in Crestview.

This is 2421 Dakota Way in Hillwood Estates, and the loan is assumable. That means a qualified buyer can take over the seller's rate instead of financing at today's numbers.

5 bedrooms. 2,971 square feet. Built in 2022 on just over half an acre.

Open McKenzie floor plan, tray ceilings, granite island with bar seating, walk-in pantry, garden tub and separate shower in the primary. James Hardie exterior and a smart home setup that actually gets used.

Monday is the day most people decide to wait.

Wait until spring. Wait until the kitchen's done. Wait until rates do something different.

I get it. But the market doesn't run on your calendar — it runs on who's out looking this week. The Gulf Breeze buyer touring Saturday can only see the homes that are live by Thursday.

So here's my week: get two Navarre sellers to a list price, walk a VA buyer through their Certificate of Eligibility, and open a front door in Crestview for a family with PCS orders to Eglin AFB.

Pick one thing off your list and move it forward. That's the whole strategy.

Most first-time buyers start by scrolling listings. That's step four, not step one.

Step one is the money conversation. Get pre-approved before you fall in love with a house — and if you're VA-eligible, find out what your benefit actually covers. I've watched buyers leave real money on the table because nobody walked them through it.

Then write down your must-haves and your deal-breakers, and ask whether the home still works after the next PCS.

Most buyers find out about a house the same day everyone else does. That's the whole problem.

I have one going active soon. All brick, 3 bed, 2 bath, west side of Pensacola. No HOA. Fenced yard with a pool. Close enough to NAS that you can pick your gate depending on traffic.

Here's what usually happens next. It goes live on a Thursday. Six people tour it Saturday. Somebody who had their financing ready on Friday gets it.

So use the runway. Call your lender this week. Get the pre-approval refreshed, not just the letter you pulled in June.

Then when I post it, you're not scrambling — you're scheduling.
