What Smaller U.S. Homes Could Mean for Buyers
Over the last decade, we’ve seen a noticeable shift in new single-family homes across the U.S.—the average size has dropped from 2,700 to 2,400 square feet, yet the price per square foot has soared by nearly 72%. In 2025, one in four new homes sold measured under 1,800 square feet, compared to just one in six ten years ago. Larger homes (3,000 sq-ft or more) have become less common, now making up only one in five sales versus one in three previously.

Builders are turning to smaller designs to balance out the rising costs of land, labor, and materials, all while mortgage rates hover between 6% and 7%. For my clients along Alabama and Florida’s Gulf Coast—especially first-time and budget-minded buyers—these smaller homes can bring down payments and monthly costs within reach, even as the overall price per square foot remains high.
