Stop waiting until you "know enough" to call an agent.

That's not preparation. That's avoidance dressed up in responsible language.

Here's what actual preparation looks like on the Gulf Coast: you drive a neighborhood on a Tuesday morning, not a Saturday in July when everything looks like a vacation. You get the real insurance number for that zip code, not a ballpark. You ask what that unit actually rented for last year, not what a projection says it could do. Then you sit with the carrying costs and decide if it still makes sense.

That's the work. Most people skip it and either rush into the wrong property or talk themselves out of a good one.

The market right now gives you room to do it right. 🏖️ Inventory is up, days on market have stretched, and buyer leverage is real. That breathing room has a purpose, use it to get sharper, not to stay comfortable.

The clients who come to me already doing that work? They close fast when the right property appears and they don't look back.

The ones who waited until they were "ready"? Some of them are still waiting.
