SB 292, the Alabama Property Protection Act, has been signed into law by Governor Ivey as Act 2026-536.👏 This legislation is a major step forward in protecting property owners from title fraud, where criminals impersonate owners to sell or encumber property without their knowledge. The Act adds both prevention measures and faster remedies to detect fraud early, clear title, restore ownership, and prosecute offenders. It also requires identity verification at key stages of listing, selling, and transferring property.

The Act strengthens criminal penalties for fraudulent property transfers, establishes the Alabama Title Fraud Recovery Fund to support victims, and provides an expedited court process to restore ownership of fraudulently obtained property. It also allows probate judges to implement notification systems that alert property owners when documents affecting their property are filed.

Recent data shows that title fraud frequently targets mortgage free, vacant, or unimproved properties in rural areas.

The Alabama Property Protection Act of 2026 was supported by the Alabama Bankers Association, Southeast Land Title Association, Alabama Land Title Association, and Alabama REALTORS®. Mortgage Rates Came Down 🤸

The feds met this week.
And… drumroll… mortgage rates barely budged.

My Christmas wish? Rates back down to 4.5–5%.
🗣️Santa, are you listening?! 🎅🏻

They’ll meet again Jan 27–28, March 17–18, and June 16–17.
But if you Google “Fed rate prediction for 2026,” the internet basically shrugs and says these 6%-plus rates aren’t going anywhere.

My advice to buyers:
Stop waiting on a magical rate drop. If you need a home, your money won’t buy what you could’ve bought when rates were 2.75%. I will cry with you on that.
I can also work with you and a lender to be sure you can get a home within your means. Just remember, this may be a home for right now vs your dream home and that’s ok for now.

From the city…The contractual completion date is January 14, 2027. With the project currently at roughly 40% completion and trending slightly ahead of schedule, the team is confident in maintaining this timeline.

I love my job! 😍
After showing clients condos and homes on Friday, they decided on one particular condo building. So yesterday I set appointments for every one of the units that were listed for sell. Each of the 7 units had its differences. It gave my clients some great ideas. From lowest to highest, there was a $95k price difference!
So if you’re looking at condos, it pays to look at each unit. Even the view is different depending which floor you choose. If you decide you want to wake up to hearing 👂🌊 waves, give me a call! On a funny note, I blew out a flip flop 🩴 in the middle of showing 😆
