ney led me to Belhaven University, where I earned a degree in Sports Administration and played volleyball on scholarship. This experience launched me into a 12-year collegiate coaching career that spanned 10 states and all levels, from NCAA to NJCAA. In 2021, I hung up my whistle to focus on family, and decided to come back home to the beautiful Alabama Gulf Coast. I brought everything I knew about coaching and relationship-building skills into the world of property management. After seeing how the “big box” companies operated, I recognized the need for a more personal touch, which inspired me to launch RPM Rentals. With my own company, I can provide custom, attentive service to both property owners and the guests who visit these wonderful homes. Now, as a real estate agent, I get to “coach” my clients through every step of buying or selling a home or investment property along this stunning coastline. Nobody hands you this maintenance list at closing. Most agents hand you the keys… smile… and say “congrats.”

But here’s the truth 👉
Every system in your new home is aging on its own timeline… and when it goes out, it doesn’t care if it’s convenient or not. (Especially if a rental property 😵‍💫).

Here’s what every homeowner will face eventually (and about when):

• Roof: 20 years
• HVAC: 10–15 years
• Water heater: 8–12 years
• Windows: 15–20 years
• Electrical panel: 25–40 years
• Plumbing: 25–50 years
• Carpet: ~8 years
• Exterior paint: 3–7 years
