Buyer tip nobody from out of state expects: before you make an offer, ask about the flood zone and the wind coverage.

On the coast, your homeowners, flood, and wind can be three separate policies, and that detail changes your monthly payment more than the interest rate sometimes. I check this for clients before they fall in love. It is the kind of thing a local agent catches.
