The inspection report is not a repair list.

It happens all the time we watch buyers open a forty page inspection report and nearly call the whole deal off before they finish reading page three. Here's what nobody tells people going into it. Inspectors are trained to document everything they see. That's the job. A missing outlet cover gets written up the same way a foundation crack does. A loose doorknob shows up right next to something that actually needs a licensed contractor. The report doesn't rank anything by how much it matters. It just lists it all, and a normal house can easily generate thirty or forty items without being in bad shape at all.

The real work starts after you get the report, not during it. That's where you separate the stuff that's actually a big deal, the stuff worth asking the seller about, and the stuff you'd genuinely never think about again once you own the house. A cracked panel in the electrical box is not the same conversation as a cabinet door that doesn't sit flush. Treating every line item with the same level of panic is how buyers talk themselves out of good houses over things that would've taken twenty minutes and forty dollars to fix.
