📊 Gulf Coast Market Update – August 2025
• Sales: 579 homes sold, down 5% from last year.
• Prices: Average sales price is $275,238, up 1% from 2024.
• Time to Sell: Homes are taking about 58 days to sell, slightly longer than last year.
• Inventory: 2,308 homes available, down 2% from 2024.

👉 What this means: Prices are holding steady with a slight increase, but fewer homes are selling and they’re staying on the market a bit longer. Inventory remains tight, which keeps the market competitive.
