Some of the most common home improvements we see actually hurt resale value more than they help. And most homeowners have no idea. 👇

Before you invest in any major upgrade, here's what we'd want you to know:

**Converting your garage into living space.** Extra square footage sounds like a win — but eliminating parking shrinks your buyer pool significantly, and that added space rarely appraises the way you'd hope.

**Over-landscaping your yard.** What feels like a beautiful investment to you reads as expensive ongoing maintenance to a buyer. Clean and low-maintenance almost always wins.

**Installing a hot tub.** The average hot tub costs $6,000–$16,000 to install. The value it adds at resale? Close to zero. Most buyers see liability and utility costs, not a luxury feature.

**High-end appliances in a mid-range home.** Every neighborhood has an appraisal ceiling. Upgrades above it simply don't return their value — no matter how beautiful they are.

**Removing closets to expand a room.** Losing a closet can mean losing a bedroom classification entirely. That's a far bigger hit to value than the extra floor space makes up for.

**Niche custom spaces.** Wine cellars, home theaters, and cigar rooms are incredible — for the right buyer. The smaller your buyer pool, the longer your home sits and the lower your final number.
