This is so true. A few of my "must do" items I tell sellers are:

1. Curb appeal, fresh pine straw or mulch goes a long way.
2. Front door. Paint/Stain, new welcome mat and planters make for a fresh and inviting entry.
3. Smell. If your home smells like animals, food(yes even those Cinnabon candles), smoke or any other deterring scent buyers will not be able to focus on anything except the stench. FRESH CLEAN scents are always my suggestion.
