🏡 Things I Notice During a Showing: Fresh Paint

Fresh paint can absolutely mean the sellers were simply getting the house ready to list—but if only one small section of a wall or ceiling has been painted, I’m going to look a little closer. 👀

Is it covering an old water stain? Was there a repair? Is the area around it soft, discolored or showing signs of moisture?

It doesn’t automatically mean there’s a major problem, but it may mean we need to ask more questions.

Being a Realtor—and being married to a contractor—means I’ve learned to look beyond the pretty finishes and pay attention to the little details buyers may overlook.

🏡 CLOSED! 🔑

A very special congratulations to my buyer… Coastal Contracting LLC! 🥳

This closing looks a little different because this time, I had the privilege of representing our own company as we purchased the future home of Coastal Contracting. 🥹

What started as a business built from the ground up now officially has a place to call its own. I’m incredibly proud of Miguel, proud of everything Coastal Contracting has grown into, and so excited for what comes next at our new Rincon location.

There were definitely a few extra hats involved in this transaction — wife, business owner, buyer AND REALTOR® 😂 — but getting to sit at that closing table today made every bit of it worth it.

🏡 What Does “Days on Market” Actually Mean?

You’ll often hear REALTORS® talk about a home’s “Days on Market” (DOM), but what does that really mean?

Simply put, it’s the number of days a home has been actively listed for sale before it goes under contract.

Many buyers assume:
❌ More days on market = something is wrong with the house.

But that’s not always true.

A home may sit longer because:
• It was priced too high initially
• The seller wasn’t motivated
• Marketing was weak
• The timing wasn’t ideal
• It simply needed the right buyer

On the flip side, a home that sells in a few days isn’t always the “better” home—it may have just been priced perfectly for the current market.

The takeaway? Don’t judge a property solely by its Days on Market. The story behind the number matters.

🏡 Is It Better to Rent or Buy Right Now?

The truth is… there isn’t one right answer for everyone.

Sometimes buying makes sense. Sometimes renting is the smarter move. It all depends on your goals, finances, and where you are in life.

Here are a few things I encourage people to consider:

📅 Length of Stay
If you expect to move again in a year or two, renting may offer more flexibility. If you plan to stay put for several years, buying may be worth exploring.

💰 Savings
Homeownership comes with more than a down payment. It’s important to have savings set aside for closing costs, maintenance, and unexpected expenses.

🎯 Goals
Are you focused on building equity? Paying off debt? Traveling? Growing your business? Your housing decision should support your bigger goals—not compete with them.

🏡 Lifestyle
Some people love having the freedom to paint walls, build a backyard oasis, and truly make a home their own. Others prefer the simplicity and flexibility that renting can provide.

At the end of the day, buying a home isn’t a race or a life requirement. The best choice is the one that fits your situation right now.

Community is at the heart of everything we do. 💙

Today, we had the opportunity to volunteer at District Square VBS alongside our kids and some wonderful members of our community. It was a great day serving others and investing in the next generation.

We’re grateful for organizations like District Square that pour so much into local families, and we’re proud that Coastal Contracting has had the opportunity to partner with them before - and we’re looking forward to doing it again this fall.

Building homes is what we do every day, but building a stronger community is just as important.
