The Federal Reserve raised rates by 0.25% today. Some full-income-documentation mortgage programs are currently quoting around 6.75%, while select no-income-verification programs may offer rates as low as approximately 6.25%.

客人看了不少房子，难得看完这个果断地说马上说：「就这家！」

那我当然全力以赴，和对方经纪磨了几天，在众多 Offer 中成功胜出。

🎊🎊🎊最近东谷市场很两极化，有些房子一周卖掉，有些却在市场上待了1-3个月。

为了配合屋主的卖房规划，我们上市前做好了线上线下准备，第一周两天吸引了40多组买家到场。第一周就收到6个 Offer。

收到 Offer 只是开始，选对买家更重要。我们仔细分析买家条件和成交风险，最终选出的买家顺利完成交易。

卖房后半段，屋主已经搬离加州，房子全托给我管理。由于买家需要先卖掉自己的房子，我们也提前准备了 Plan B，把风险降到最低。

最终顺利过户，皆大欢喜。😊

🎊🎊🎊 The Eastvale market has been very mixed lately. Some homes sell within a week, while others sit on the market for 1–3 months.

To match my seller's timeline, we prepared both online and offline marketing before going live. During the first weekend, we attracted over 40 groups of buyers and received 6 offers in the first week.

Receiving offers is only the beginning. Choosing the right buyer is even more important. We carefully reviewed each buyer's qualifications and potential risks, and the buyer we selected successfully completed the transaction.

During escrow, the seller had already moved out of California and trusted me to manage the property. Since the buyer needed to sell their own home first, we prepared a Plan B and minimized the risks.

In the end, we closed successfully and everyone was happy. 😊

In today's market, a home doesn't sell just because it's listed.
