This is the latest Bergen county real estate market update. There are only 2 months of inventory, typically a good balanced market carries 4-6 months worth of inventory.

Most houses have gone about 4% over list price and have lasted roughly 20 days on the market.

Median sold price is 880k which i know is every high but this is only the average of all sold homes ,there are many homes ranging from 500-650 which is pretty average for a decent home these days.

Today’s interest rates. 6.35% for conventional loans and 6.05% for FHA loans.

I believe they will continue to fall over the next 2 years. There are many price drops happening all over New Jersey! (Bergen, Passaic,Essex counties) which is a good sign the market is shifting along with lower rates.

BUT with that being said many more buyers will be coming out to play and as the market continues to get better you will see a rise in the amount of offers on homes which brings along higher home prices once again.

People have been waiting and people have money to use. So my suggestion I give everyone is get pre approved first and let’s see what you can do now that way we are prepared to jump on something quickly before it’s too late.
