My client have a cute home with an older slate roof. Roger and I visited with them and we discussed what’s great about slate (poetry right there!). We too had slate on our 1826 farmhouse and loved it.
Slate roofs are pretty common on older and historic homes in New Jersey, especially throughout the Northeast. And when buyers see one, one of the first questions we hear is: “How much is that roof going to cost me?” 🏡

Slate roofing has been used for centuries and became especially popular in the U.S. during the 1800s because it’s natural, fire-resistant, durable and incredibly long-lasting. A quality slate roof can last 75–100+ years, which is why we still see original slate on so many NJ homes today.

The important part? Old doesn’t automatically mean bad.

🔨 Missing or cracked slates can often be individually replaced.
🔨 Flashing, valleys and fasteners can be repaired.
🔨 Sections can sometimes be restored without replacing the entire roof.
🔨 If replacement is necessary, homeowners can consider new slate, reclaimed slate or alternative roofing materials.

Regular inspections, clean gutters and taking care of small repairs early can make a huge difference.

So if you’re buying a home in New Jersey with a slate roof, don’t automatically consider it a negative. Have it inspected by someone who actually specializes in slate. You may be looking at one of the home’s best original features.
