Another seat at the closing table.

This is what ex*****on looks like. The ideas, the planning, the patience—all coming together. This deal exceeded my expectations and is another step forward for BAMA Residential LLC.

Every time I sit at this table, it represents growth, opportunity, and the work behind the scenes that most people never see. I don’t take these moments lightly—and I’m aiming for many more this year.

🚧 PROJECT UPDATE – WEEK 7 PROGRESS 🚧

Back on track and moving forward strong after last week’s setback. The focus this week was finishing critical repairs and pushing the bathroom closer to completion.

🔧 Major Progress Completed:
✔️ All plumbing work is now fully completed — system is solid and ready for long-term use
✔️ All compromised wood has been removed and replaced — structure is now sound and built the right way
✔️ Bathroom is taking shape — framing and rebuild are well underway and progress is visible

🧺 Added Value Upgrade:
We also installed washer and dryer connections in the basement, including proper dryer venting. This is a major convenience feature that future tenants will appreciate.



🔜 What’s Next

🔹 Continue bathroom build-out (tub, fixtures, finishes)
🔹 Finalize walls and prep for paint
🔹 Begin installing remaining interior finishes



This is the phase where everything starts coming together. After addressing the hidden issues, we’re now building forward with confidence.

🚧 PROJECT UPDATE – WEEK 6.1 (REALITY CHECK) 🚧

Not every week in a renovation goes perfectly and this is one of those moments where doing things the right way matters more than staying on schedule.

🛑 Unexpected Setback:
While framing for the new tub/shower and adjusting the toilet layout, we uncovered extensive rot and water damage in the bathroom walls and flooring.

After taking a closer look, it appears this was caused by an old roof leak from years ago that was never properly addressed at the time.



🔨 What This Means

This isn’t something you patch over, it has to be fully corrected.

✔️ All compromised wood will be removed
✔️ Walls will be reframed properly
✔️ Structural integrity will be fully restored before moving forward

Only after that will we continue with the bathroom build-out.



💡 Investor Reality

Is it a setback? Yes.
Is it costly? Also yes.

But this is exactly where experience and discipline come into play.

I’d rather uncover and fix this now, than deal with a much bigger (and more expensive) issue later or worse, put someone in an unsafe living environment.



🏠 The Standard

Every project isn’t going to be smooth. But one thing stays consistent:

All problems get addressed head-on. No shortcuts.

At the end of the day, the goal is simple, deliver a safe, solid, and reliable home for future tenants.

🚧 PROJECT UPDATE – WEEK 6 PROGRESS 🚧

We’re getting into the final stretch, and this week brought some key progress that’s really moving things forward.

🔧 Plumbing & Moisture Issue Resolved:
The plumbing work is now fully addressed, which also helped eliminate a moisture issue in the basement — a big win for the overall health and longevity of the property.

🛁 Bathroom Coming Together:
The bathroom is finally taking shape:
✔️ Sheetrock installation in progress
✔️ New heater installed
✔️ New tub delivered and ready for install
✔️ Medicine cabinet, pedestal sink, and fixtures on site (faucets for sink and tub/shower)

💡 Upgrades in Progress:
The plan is to install new LED lighting to make the space as bright and clean as possible, along with a new vent fan to improve air quality and functionality.



🔜 What’s Next

🔹 Complete bathroom installation
🔹 Finish remaining interior work
🔹 Final prep for paint



We’re about 1–2 weeks away from completion — or at least getting everything ready for final paint and finishing touches.

The progress is showing, and everything is coming together exactly how it should.

🚧 PROJECT UPDATE – WEEK 5 PROGRESS 🚧

We’re getting closer to the finish line, and this week brought some visible upgrades that really elevate the property.

🪜 New Basement Staircase Installed:
The new staircase to the basement is officially in and it looks great. Clean, solid, and a major improvement from before. Now I’ve got a decision to make… stain or paint? Either way, it’s going to come out sharp.

🔥 Electric Heater Retrofit:
The team successfully installed a new electric heater in one of the smaller bedrooms, and the craftsmanship shows, it looks like it was always part of the home. Seamless integration like that is what you want to see on a project like this.

🎨 Interior Progress:
✔️ Bedroom 4 painting completed
✔️ Continued progress throughout the home as we move toward final phases



🔜 What’s Next

🛁 Bathroom rebuild is up next:
🔹 Framing and installation of new tub & shower
🔹 New vanity and medicine cabinet
🔹 Updated lighting
🔹 Installation of a new bathroom vent system

I’m especially looking forward to testing out this new vent solution, designed to operate efficiently without needing exterior venting, which should streamline the install and performance.



Big shout-out to the crew. I really appreciate the quality and efficiency they’re bringing every day as we push toward our end-of-month timeline.

We’ve been making a lot of strong progress, and this week was all about making sure the core systems are done right — the kind of work that adds real, long-term value to the property.

🔧 Major System Upgrades Completed:
✔️ Full plumbing upgrade to PEX — completed for long-term durability and reliability
✔️ Electrical system reviewed and upgraded — panel and wiring adjusted to ensure proper amperage, safety, and code compliance
✔️ HVAC improvements — upgraded branches and vents to improve airflow and overall comfort throughout the home

🛁 Bathroom Demo Complete:
The bathroom has been fully demolished, including removing an old tub that had clearly been there for decades. Now we’re moving into the next phase — rebuilding a clean, modern space from the ground up.

🏠 Progress Continues:
✔️ Interior work moving forward as we transition into finishing stages
✔️ Systems being dialed in to ensure efficiency and comfort for future tenants



🔜 What’s Next (Final Stretch)

🔹 Upgrade HVAC return lines to improve airflow and system efficiency
