🚧 PROJECT UPDATE – WEEK 6.1 (REALITY CHECK) 🚧
Not every week in a renovation goes perfectly and this is one of those moments where doing things the right way matters more than staying on schedule.
🛑 Unexpected Setback:
While framing for the new tub/shower and adjusting the toilet layout, we uncovered extensive rot and water damage in the bathroom walls and flooring.
After taking a closer look, it appears this was caused by an old roof leak from years ago that was never properly addressed at the time.

🔨 What This Means
This isn’t something you patch over, it has to be fully corrected.
✔️ All compromised wood will be removed
✔️ Walls will be reframed properly
✔️ Structural integrity will be fully restored before moving forward
Only after that will we continue with the bathroom build-out.

💡 Investor Reality
Is it a setback? Yes.
Is it costly? Also yes.
But this is exactly where experience and discipline come into play.
I’d rather uncover and fix this now, than deal with a much bigger (and more expensive) issue later or worse, put someone in an unsafe living environment.
