Mortgage rates tend to move alongside the 10-year Treasury yield, but there’s another important factor at play: the “spread” between the two. That spread has narrowed significantly from where it was a few years ago, which is helping keep today’s mortgage rates lower than they otherwise might be.

The flip side? With the spread now much closer to its historical average, there may be less room for mortgage rates to drop dramatically in the near future. So, if you’ve been putting your plans on hold waiting for a big rate drop, it may be worth taking another look at your options.
