It’s fascinating to see how the high end plays out differently in each local market—one area even posted its top five sales all above $10M, highlighting just how deep luxury pricing can run in certain cities. In another market, the five priciest homes sold in a much tighter range—from $24M up to $40M—pointing to a more consistent level of demand at the top. These figures are drawn from publicly listed sales, so private deals may still be out there, and in some regions where sale prices aren’t disclosed, the data reflects listing prices instead. As someone who prides himself on being responsive and attentive to every detail, I keep a close eye on these trends, even here in Central PA. The median sale price sits just over $400K, up 1.9% from last year, while mortgage rates are hovering around 7%, a 13-month high. For buyers who are actively searching, this environment can offer more negotiating power—especially on homes that have been listed for several weeks.
