Carolyn Laurie LLC goes hard on it’s first purchase in Hallandale Beach for 2023. We are very active in buying more properties in Hallandale and the New York metropolitan markets. Construction permits continue to be our biggest challenge. We are so excited that we will announce a new head of construction in 2 weeks. Our leasing team is doing a great job as we have little available. We remain bullish on acquisition plans for 2023 as we inticipate a strong first quarter.

As we wrap up the first quarter we see that a rising tide lifts all boats.
The absorption of available product is at 100% which pushes the supply demand curve to an all time high. We have never seen rent increase at such an astounding rate. Investing in new product continues to be challenging but still achievable. First quarter results were record breaking because of the inflation tailwind. Keeping liquid to take advantage of the ability to move quickly on new opportunities has been the key ingredient to being able to keep the the acquisition train in motion. Continued investment in having no deferred maintenance helps the increase in rent roll.

Construction costs in labor and materials and delays in getting the cities to approve plans make improvements and betterments much harder to achieve.
We remain bullish on habitational growth in Florida and office/retail in New York.

We have begun leasing up our latest purchase at 118 ne 1 avenue where we will have 7 commercial spaces and 2 apartments. The renovation process has begun and we are in high gear to complete this project by July first.

This is a fun project that will be renamed rainbow plaza. Pictures to come of the before and after.
