Lead a successful, high-energy and profitable branch office/territory.
General Office Management Duties
· Create a high energy atmosphere of success for all sales associates
· Foster a collaborative environment for highly successful agents to work and grow their business
· Continue to support and build a culture of integrity, growth, partnership and success
· Promote all Company tools and resources
· Create a sense of appreciation and recognition presented to all agents for their individual and overall success
· High availability with an open door policy
Recruiting, Coaching and Agent Support
· Meet regularly with potential recruits and convert a high percentage of producing agents who join the company
· Attend broker open houses to network with agents in the community
· Set goals and business objectives to assist agents maximize their potential
· Hold regular, well-planned sales meetings to motivate, inform, and help agents focus on their business plan objectives
· Provide problem solving and support our agents in every aspect of their business
· Offer individual coaching, counseling, advice, support, motivation and information on a regular basis.
· Continuously develop the sales force with innovative ideas and training sessions
· Review the performance of our sales agents and inspire them to reach greater achievement.
· Retain through use of business development programs, company offered tools, education and data
· Assist agents with broker-related questions and transactions as needed
Compliance and Oversight Matters
· Ensure that the assigned branch office/territory complies with all federal and state requirements related to real estate brokerage
· Enforce the Company’s policies and procedures – and suggest updates
· Ensure that brokerage services offered by the assigned branch office/territory are carried out completely.
· Respond promptly to requests and inquiries for all office related business
· Reasonable and adequate supervision includes, but is not limited to:
1. Being available to licensees in the assigned branch office/territory to review and approve documents including, but not limit to, leases and contracts affecting the Company’s clients and all brokerage agreements.
2. Providing training and written procedures/policies to you’re the Company’s assigned branch office/territory licensees to include issuing clear guidance in all areas necessary for the effective and lawful operation of a real estate brokerage by the Company’s, including but not limited to:
a. The proper handling of escrow deposits;
b. Compliance with federal and state fair housing and regulations;
c. Negotiation and drafting of contracts, leases and brokerage agreements;
d. Use of unlicensed individuals as assistants;
e. Agency relationships;
f. Distribution of information on new or changed statutory or regulatory requirements;
g. Disclosure of matters relating to the condition of property.
Financial Objectives
· Responsible for achieving Company established sales and profit goals and business objectives
· Understand financial reports to determine office performance and market trends
· Monitory sales agent’s monthly performance and compare it with their annual objective
· Monitor market conditions and provide insights and recommendations to the Company’s Executive Leadership Team
· Stay current on inventory and track local market trends
· Set goals for identifying and implementing plans that generate new business opportunities.
· Maintain control of office related business expenses
· Responsible for operating the branch office/territory to budget
· Work with support staff within office to streamline productivity and optimize office resources
Outreach and Community Engagement
· Establish self, branch office/territory, and agents as industry leaders in the community
· Host events built around local schools, organizations and community initiatives
· Attend monthly Manager’s Meetings, as well as monthly breakfast teamwork meetings
· Host, sponsor and/or volunteer at one or more community events per quarter
· Work together with neighboring Managing Brokers to foster growth and awareness among offices and local communities
Professional Development
· Constantly strive to grow as a professional through education and networking.
· Keep abreast of latest sales, managerial, and real estate trends.
· Adopt technology and productivity solutions.
Minimum Requirements
· Current Florida Real Estate Brokers License in good standing
· 5 or more years of management experience
· 3 or more years of experience managing a high producing sales office
· Excellent communication skills
· Experience with relevant real estate and modern business productivity tools
· Demonstrate an understanding of financial management and reporting
· Bachelor’s degree in business or equivalent preferred
· Real estate provider designations a plus
Compensation
· Salary + bonus incentives
