Signed into law June 23 and effective July 1, 2025, this landmark legislation strengthens safety, transparency, and accountability for condominium and cooperative associations across Florida. Key takeaways:

What You Need to Know:

1. Manager Oversight
🔹 CAMs (Community Association Managers) losing their license are banned from owning or working in a management firm for 10 years.
🔹 CAMs/firms must register and update online DBPR accounts, list associations, and disclose conflicts.

2. Structural & Reserve Rules (SIRS/Milestone Inspections)
🔹 Applies to condo/co‑op buildings ≥3 stories.
🔹 Deadline extended to complete milestone inspections & SIRS by Dec 31, 2025.
🔹 Associations can pause reserve contributions for 2 years post-inspection.
🔹 Engineers must disclose if they’re both inspecting and bidding to repair.

3. Meetings & Records
