A Full-Circle Moment 🏡💙

Congratulations to my sellers on the sale of their property. I'm honored I got to walk beside you through this.

Not every real estate story is a straight line, and this one definitely wasn't.

Someone incredibly special was diagnosed with liver cancer, and in an instant, her whole life shifted. She needed to be closer to MD Anderson in Houston July 2025 and she passed away this past October 2025.

In that time frame, we rolled up our sleeves and got to work, moving an entire house, holding storage, navigating probate, getting it on the market, and everything in between, so one less thing weighed on this family during an already heavy season. From the first box we packed to the day we sold, there were so many steps along the way that most people never see in real estate.

Renting isn't wrong. But if no one's ever shown you what buying could actually look like for your situation, how would you know which one is really the better move?

Here's what surprises most renters when we run their numbers:

• You likely don't need 20% down — 3-3.5% down loan programs are common for first-time buyers
• A "not perfect" credit score doesn't automatically disqualify you , many buyers get approved in the 580-620 range
• Down payment assistance programs exist in most areas and go unused simply because people don't ask
• That starter home you've been driving past? It might cost less per month than what you're renting right now

You don't need your forever home. You need your next right move, a place that builds equity instead of paying someone else's mortgage.

End of year is a smart time to actually run these numbers instead of guessing.
