ARE REAL ESTATE WEB SITE HOME VALUE ESTIMATES ACCURATE? Most Realtors have had a seller convinced they knew their home value because they trusted those national web site value estimates. You know the ones I’m talking about–web sites that claim to know the value of every single home that’s not currently for sale. Well, over the past few months I’ve screen-shot some online estimated value figures posted by a big national web site for homes I was about to list, then after we sold, I compared their estimate with the eventual sale price. The estimate for House #1 posted here was pretty close, selling for 3.4% above the web site estimate. House #2 was even closer, with estimated value just 2.1% below our eventual sale price. But even a broken clock is right twice a day–it got worse after that! House #3 was estimated at $355,400 by the big national web site before we listed. That was 9% lower than we eventually sold it for–$30,000 off the mark! And house #4 was estimated to be worth 12% less than the eventual sale price. 12% sounds small, but that’s more than $50,000 off its actual value. Both of those last two sold with a mortgage, and so a licensed appraiser verified the value. So the web site estimated value postings can be meaningless. I presume they’re based on tax assessments and neighborhood price averages–data easily found online that an AI model can scrape and then mistakenly interpret. That data can’t reflect if the home has gotten a $100,000 renovation with high-end finishes since it last sold, or if it’s been utterly neglected and falling apart. Think of the mistaken data use this way: I’m 66 years-old. Imagine I’m in a car crossing the Canadian border with my 92 year-old mother and my 7 year-old grandson. Our passports are scanned by a border guard. Later, an AI data scrape of the average age of people in our car accurately said the average was 55 years old, though that doesn’t accurately describe anyone in the car. But the border guard who actually, physically looked in the car, could better describe us. Trust the border guard. Ignore the data scrape. If you want to know the value of your home, get a Realtor’s eyes on it!
