With freezing temperatures expected, I wanted to share a few important steps to help protect your home and prevent weather-related damage. Taking these precautions now can save time, stress, and costly repairs later. ❄️🏠

Freezing Weather Prep Tips

• Protect outdoor faucets & pipes
Cover hose bibs and any exposed pipes with insulated covers. Disconnect and store all hoses.

• Drip interior faucets
Let faucets drip slightly—especially those on exterior walls—to keep water moving.

• Open cabinet doors
Open kitchen and bathroom cabinets to allow warm air to circulate around plumbing.

• Set the thermostat
Keep the heat set to at least 65°F, even if the home is vacant.

• Shut off sprinklers
Turn off irrigation systems and drain them if possible.

• Seal drafts
Check doors, windows, and garage areas for cold air leaks and seal them.

• Garage care
Keep the garage door closed, especially if there are water lines inside.

• Know the main water shut-off
Make sure you know where it is—just in case quick action is needed.

• If the home is vacant
Have someone check the property during extreme cold to catch issues early.

A little preparation now can prevent major repairs later.

📢 HUGE ANNOUNCEMENT‼️…

If you are thinking about buying or selling, there’s some changes you need to know about as a seller AND a buyer! Lots of misconceptions out there!!

Lets start with the BIGGEST change in my opinion, which affects the buyers the most, is that a Realtor or licensed agent in Louisiana, will NOT be able to show you a home on the fly anymore! 😱

➡️ You drive by a house and see a sign in the yard and call the agent to show you the house… We can’t just show you the house anymore!

➡️ Find a home on Zillow and request a tour with an agent, they cannot just show you the house!

➡️ Call your friend because they are an agent, and you just saw a property you might like and just want to see it… You guessed it, they can’t just show you the house!

➡️ Your agent is on vacation or busy and you just want to see the house that just came on the market… Nope! Can’t show you the house!

What do you mean you can’t show the house??

WELL, I’m glad you asked!

All agents selling residential real estate in Louisiana will be required to have a Buyer Broker Compensation Agreement signed BEFORE we can show you the house. Although, it technically doesn’t start till August, most agents are starting to implement this change now.
