The market has begun to soften even more. I can remember when some folks thought that real estate was like this stock that always held value, increased, and never went down. I can remember after Katrina we had a bubble market where a certain person with a home for sale required folks from St. Bernard parish to place a $10,000 nonrefundable deposit for a home that did not appraise out. People who bought after Katrina were not breaking even on home values till 2-3 years after that. After Covid hit our country everyone bunkered down and nothing was available for sale, so once again people began to name a price and were getting it. For about the last 3-4 months, I now see as many properties with price reductions as I see new listings. If you are unsure about your property value and are looking to buy or sell, it would be prudent to have an appraisal done.
