Buying your first home is a HUGE milestone—and while it can feel overwhelming, having the right info (and the right Realtor 😉) makes all the difference. Let’s walk through each step so you know exactly what to expect:
💳 1. Check Your Credit & Talk to a Lender
Before you start shopping, you need to know what you qualify for.
➡ Most loan programs require a credit score of 580–640+.
➡ A lender will look at your income, debts, and credit to give you a pre-approval letter, which shows sellers you're serious.

💸 2. Understand Your Loan Options & Savings Goals
Good news—you don’t need 20% down to buy a home!
✅ FHA Loans – Only 3.5% down and great for lower credit scores.
✅ Rural Development (USDA) Loans – $0 down if you’re buying in an eligible area (many parts of Louisiana qualify!).
➡ You'll still need some savings for things like:
Earnest money deposit
Home inspection
Closing costs (which we can often negotiate!)

Make a list of what you must have (like 3 bedrooms, a yard, or a good school zone), what you’d love to have, and what’s a definite no.

🔍 6. Do Your Inspections & Appraisal
Once your offer is accepted:
🔹 Home Inspection – A licensed inspector checks the home’s condition so you know what you’re getting.
🔹 Appraisal – Required by your lender to make sure the home is worth what you’re paying.
💡 If issues come up, we can negotiate repairs or credits before closing.
📑 7. Close the Deal & Get the Keys!
You’ll review and sign final loan and title paperwork, pay any remaining costs, and then…
🎉 You’re officially a homeowner!
