Y'all blinked and just like that it is under contract!
Sometimes real estate is strategy. Sometimes it’s timing. And sometimes it’s a reminder that relationships and preparation matter.
During my listing appointment with my seller, we were walking the property and talking through everything needed to get the home market ready when a potential buyer stopped to chat. The house wasn’t even listed yet. We were still weeks away, but he was interested enough that I told him if he had an agent, I’d gladly keep them updated once we got closer. I left my card… but apparently it disappeared somewhere along the way. Luckily, this listing is in my hometown where everybody knows everybody and since my brother and I look alike, he connected the dots and the buyer ended up getting my number from him instead. Small town connections for the win. He called the next day, eager to see the property when the time came and hopeful it might be the right fit. I got his agent's information.
Over the next few weeks, my seller did the work. The home was professionally cleaned, prepped, and made ready for the market. On photography day, I called the buyer’s agent to let her know we’d likely be live within 24 hours and promised to send MLS number as soon as it was up.
Within 15 minutes of going live on Friday, the showing was scheduled for the next morning, this morning. Within 16 hours of going live, we had an offer in hand. And after a little discussion today, we are officially under contract after only 1 day on market.
The right preparation. The right pricing. The right buyer. Now my seller gets to move forward toward the closing table excited about what comes next.
