JUST SOLD! 🏡

This antique flip was a ride—from a 3-month eviction to carefully preserving its original charm with refinished features and granite counters. We expected it to take a while, but it went under contract in just 3 weeks! Closed 8 days late after a few lender hiccups... but CLOSED! 🙌

Selling a house is stressful 😬

Packing, cleaning, repairing, moving, staging, showing, negotiating, inspecting…

Those are just SOME of the verbs associated with selling a property.

It’s a lot of work.

And you might not know exactly what to expect.

So we thought we’d help. Here are some of the highest stress points of selling a home. If you know when they’re coming, you can prepare yourself…

Cleaning — The home needs to be clean and presentable for potential buyers. This means decluttering, deep cleaning, and perhaps even making some cosmetic repairs. It might be necessary to hire a professional cleaning service to help get your home show-ready.

Repairing — Potential buyers will want to see a home that is in good condition. That means fixing any obvious damage, such as cracks in the walls or a leaky roof. It might also include the need to make less visible repairs, such as replacing outdated appliances or repairing plumbing or electrical issues.

Inspecting — Before selling a home, It’s a good idea to have a professional inspection done. This will identify any major problems with the property that could give buyers pause. Be prepared to negotiate with buyers based on the results of the inspection, or quickly make repairs that might hold up the ability to sell.

Waiting — Once you’ve put your home on the market, you’ll need to be patient and wait for the right buyer to come along. This can be a nerve-wracking process, especially if you’re in a hurry.

Negotiating — Once there’s an interested buyer, it’s time to negotiate the sale. This can be a tricky process, as you’ll need to come to an agreement on price, repairs, inspections, and more. Be sure to consult with a real estate agent to get the best deal possible.

That’s a lot, huh?

Thinking of selling your home?

Here are 8 questions that every homeowner needs to ask themselves before selling…

1. What is your reason for selling?

Are you looking to move out of state? Need to downsize or upsize? Wanting to invest in a new property?

2. How much is the home worth?

You might want to use Zillow, but don’t. Get an opinion from a professional. Zillow is typically at least 10% to 20% off on its estimates.

3. What is your ideal timeline for selling?

Are you looking to sell within the next few months or wanting to wait a little longer?

4. How much are you willing to spend on pre-sale repairs/updates?

It is important to make sure your home is in tip-top shape before listing it. This is the only way to get top dollar for your home.

5. What sort of real estate market are we in?

A buyers’ market, a sellers’ market, or a balanced market? This will help with understanding how to best price the home.

6. Are you prepared to show your home at any time?

You never know when a buyer might want to see a home. It is important to be able to accommodate them, even if it is on very short notice.

7. Have you considered all of the costs of selling?

There are a lot of costs that come with selling a home, such as real estate agent fees, home staging, closing costs, etc. Make sure these have all been considered all when coming up with your asking price.

8. Have you found your next home?

If not, is there a plan in place for where you will go once the home is sold?

These questions will help you determine how to sell your home — if you want to sell fast for cash and bypass the line, give us a call at 📞(603)368-9000 to get your fair cash offer!

Thinking of selling your house but worried it won’t pass the inspection?

When selling the traditional way, on the MLS, passing the home inspection is very important.

It’s one of the many contingencies that are typically included in a real estate purchase contract.

If problems are found during the inspection, the buyer can then choose to back out of the contract or renegotiate with you, the seller.

Obviously, it’s in your interest to try and make sure your home passes the inspection on the first go-around. Here are some tips…

1. Check the structure of the home from the foundation to the roof and everything in between.

If there are any cracks or damage, have it all repaired before putting your house on the market.

2. Inspect the plumbing and electrical systems. If there is any outdated wiring or plumbing, it will need to be replaced or updated.

3. The condition of your windows and doors is important, as well. If any of them are in disrepair, they will need to be fixed.

4. Make sure the HVAC system is in good working order. This is a big one that can make or break a home inspection.

5. Last but not least, do a deep clean of your entire house. This includes the inside and outside.

The cleaner the house is, the more likely it is to pass inspection.

Or if all of this sounds like too much work, you can skip the hubbub and sell to a professional cash buyer like us at Eagle Creek Properties — we can make you a fair cash offer within 48 hours and close in as little as two weeks.

Thinking of selling your home to a professional cash buyer?

At Eagle Creek Properties, we’ve helped a lot of homeowners just like you in New Hampshire sell their property fast, as-is, and for a fair cash price.

It’s been great!

BUT…

We also understand that our service isn’t for every homeowner.

So we thought we’d take a moment to share the pros and cons of working with a professional home buyer.

Here they are!

PROS

You can sell your home “as-is” — The biggest advantage of working with a professional home buyer is that you can sell your property in its current condition. You don’t have to make any repairs or renovations whatsoever, saving time and money on the front end.

Sell your house in weeks — When you work with a professional home buyer, the sale process is typically much faster than if you were to list your home on the open market. We can usually close on a property in as little as two weeks!

CONS

You might not get “top dollar” — Since you’ll be selling your home as-is in just a couple of weeks, that means we’ll be taking care of all repairs and improvements to get the property back up to its market value. So you won’t get as much money for it as you would if you made all of those repairs and renovations yourself.

You can’t control who buys your home — We work with a lot of different cash buyers and you won’t have control over who buys your home. But that’s not much different than working with a real estate agent. At least you won’t have to deal with strangers coming into your home or being present during showings!

Hope that helps!

If you want to learn more or get a fair cash offer on your home, give us a call at 📞(603)368-9000! We’re happy to explain our process to you!
