Cold calling in real estate has me wondering if I need a second phone just for content creation because apparently that’s where we’re at in life now 😂

But if I do get one… I feel like it has to be a flip phone. Anything else would be too serious.

Today I learned that mortgage rates are heavily connected to the 10-Year Treasury Yield — and honestly, it made the housing market make a lot more sense.

Typically, mortgage interest rates sit about 2 percentage points higher than the 10-Year Treasury Yield, so when the yield trends downward, mortgage rates can sometimes follow over time as well.

This doesn’t mean anyone can predict exact rates, timing, or market changes — because we can’t. But the 10-Year Treasury Yield is considered one of the stronger indicators for the direction mortgage rates could be heading.

With so many buyers paying attention to affordability right now, I thought this was such an interesting reminder that real estate is influenced by so many moving pieces behind the scenes — not just inventory and home prices.

Our sweet first born got the golden hour treatment tonight at Old River Farms 🌅🌸

Did she accidentally slide off the bench because her parents didn’t position her correctly? Yes. Was she completely fine? Also yes 😂

Truthfully, all of our learning moments happened with her first. She’s the reason we became dog parents to four more babies after her, and somehow she still carries the title of “the original.” The one who taught us patience, unconditional love, and how full a home can truly feel with paws running through it.

So here’s to our beautiful senior girl, sunset adventures, flower fields, and soaking in every season we’re lucky enough to have with her 🤍
